Roof leak repairs

Water in the lounge after every storm? We find where it gets in, fix that, and keep you informed from quote to completion.

The leak four other contractors missed

Nici Du Toit in Centurion had a roof that four other contractors had tended to. Since we were on it, there has not been one tiny leak, not even the size of a 10 cent coin.

That is the whole job: find the real entry point. Water runs along timbers and under tiles, so the stain is rarely where the leak is.

Then we put right what the leak spoiled. Damaged ceilings replaced, fascia boards re-secured.

Why patched leaks come back

A patch over the stain treats the symptom. Water travels. It runs along a timber, under a tile, through a cracked flashing, and shows up a metre from where it got in.

If nobody finds the real entry point, you're paying for the same leak twice.

Where leaks usually start

  1. Loose or rusted screwsOn a steel roof, every screw hole is a way in.
  2. Open laps and crossesWhere sheets or tiles overlap and the seal has gone.
  3. Cracked flashingsAt walls, chimneys, skylights and parapets.
  4. Ridges and valleysCracked ridge mortar, blocked or rusted valleys.
  5. Slipped or cracked tilesOne tile out of place is enough.
  6. Blocked guttersWater backs up under the roof edge instead of running off.
